House Rules

General Rules

• No smoking inside the property
• No parties or events
• Please respect our neighbors and reduce noise
• No pets or animals
• 8 guests max
• Please leave all windows and doors closed and locked when you leave

Noise

• Reflections On The Water is located in an extremely quiet residential area with elderly neighbours. It is not suitable for loud/noisy guests at any time of the day.
• Strictly no guests to be outside after 10pm to 7am due to noise restrictions. This includes the outdoor area, jetty, starting of boat motors etc.
• Unfortunately, noise travels across the water and amplifies the sound.
• It is important to us that our elderly neighbours are not disrupted and thank you for your cooperation and understanding.

Check out

• Check-out time is 10:00 am (unless otherwise organised).
• Keys must be returned to Elders Real Estate, Port Macquarie at 62 Clarence Street by 10:15 am on the day of departure.
• If you are vacating outside office hours, there is an after hour key drop box located next to the office door. If the keys are not returned within the allotted time a “late checkout fee” of $50.00 may be charged against the Security Bond held.
• The purpose of these times is to allow the necessary time to clean premises for new incoming bookings. Please consider your fellow incoming holiday occupants.

Inside The Property

WiFi – Internet

• Internet- Unlimited free download
• Wi-Fi Name – xxxxxx

Security & Doors

• Please close and lock the windows and doors when you are leaving the property.
• To lock the front door – press the button in when leaving.
• Double check the front door as sometimes this does not shut properly.

Kitchen

• The kitchen is fully equipped with appliances and cooking ware. Instructions are in the kitchen drawers.
• Stove- When igniting the gas, hold on for about 5-6 seconds. Please ensure all gas is switched off. If the gas runs out, please inform the Elders Real-Estate.
• Coffee Machine – Instructions are in the top left hand drawer in the kitchen island. Please fill the back reservoir with water before use. Please wash out the drip tray on departure.
• Microwave – Instructions are in the top left hand drawer in the kitchen island.
  – Press heat button
  – Select time
  – Press start
• Complementary Goods- Starter packs of coffee, tea, sugar, milk and cleaning supplies are provided for your convenience.

Bedrooms

• All bedding, linen, towels, beach towels are provided.
• Spare pillows and blankets can be found in the walk-in robes.

Laundry

• Complimentary washing powder is supplied on the laundry bench.
• A washing machine and dryer are at your convenience. Please be economical and use the dryer and washing machine during the day to use solar energy.
• Please open the laundry door to help with airing if you use the dryer when you are in the property.
• Operating Washing Machine
  – Place items in the machine.
  – Place a scoop of washing detergent in the left pull-out tray.
  – Press On
  – Press fast wash
  – Press start (twice)
  – Operating Dryer (instructions in laundry cupboard)
  – Please clean lint out of the dryer after use.
  – Place items into the dryer
  – Turn the dial to time (or automatic)
  – Press arrow to start

Living Room

• Placemats and coasters
  – Placemats and coasters are located in the kitchen drawers. Cork placemats are for warm dishes in the centre of the table.
  TVs
• TV in lounge room- Smart TV (You are able to connect to your personal TV streaming accounts). Please disconnect your account before you leave. Alternatively, free to air TV is available online.
• In the queen bedroom is a Smart TV.
• Games & Books
  – Books and board games for adults and children are located in the hallway cupboard.
  – Please return all board games and books to where you found them

BBQ and Outdoor Furniture

• Outdoor furniture – Please return all cushions from the outdoor furniture inside when not in use.
• BBQ Cleaning – the BBQ should be cleaned before your departure, there are BBQ cleaning wipes provided. If the BBQ is left dirty, there will be a $50 cleaning fee applied.

Towels

• We have provided one towel set for each guest to use inside the property.
  – Bath towel
  – Hand towel
  – Face washer
  – Beach towel
• When you depart please place any used towels inside the bathtub.

Smoking

• Please do not smoke inside the property.

Pets

• Sorry, pets are not welcome in the property.

Parking

• A double lock-up garage is included, as well as driveway parking, for 2 cars. There is also street parking.

Heating & Air Conditioning

• The property has fans and air conditioning units. Please switch off when leaving the house.

Rubbish / Recycling

Bins (Located in bin lockup on the driveway)
Bins are picked up on Friday Mornings.
Please ensure all garbage is placed in bins before collection.

Green Bin

• All food waste and scraps
• Meat, chicken, fish, shellfish, tea bags, coffee grounds
• Fruit and vegetable scraps, cake, bread, rice, pasta
• Garden waste
• Shredded paper, paper towel, serviettes

Yellow Bin

• All recycling
• Steel, tin, aluminium cans, including empty aerosols
• Clear, brown and green glass bottles and jars (rinsed, no lids)
• Plastic bottles and containers
• Cardboard boxes, milk and juice cartons
• Newspapers, magazines, office paper and junk mail

Red Bin

• General waste
• Plastic bags, Packets, wrappers, cling wrap and bubble wrap
• Foam, polystyrene
• Light globes, mirrors, ceramics, cookware and drinking glasses
